Rent A Home
Rental Criteria
Occupancy
- Max 2 people per bedroom + 1 additional occupant
- All occupants 18+ must apply and meet screening requirements
Application
- Each adult must submit an application, photo ID, and $40 non-refundable fee
- Incomplete applications won’t be reviewed until all documents are received
Income
- Minimum gross monthly income = 3× rent
- Income must be verifiable; roommates may combine income
Credit
- No outstanding housing debts in the last 5 years
- Collections may affect approval depending on type
- Applicants with limited or poor credit may qualify with higher deposit or modified lease term
Rental History
- Positive rental history for past 3 years
- No evictions, lease violations, or property damage in 5 years
- First-time renters may qualify with an increased deposit or guarantor
Criminal Background
- Background check required for all adults
- Not eligible: registered sex offenders; convictions for violent crimes or drug manufacturing/trafficking
- Other felonies within 10 years reviewed case by case
Pets
- Up to 2 pets per household (breed restrictions apply)
- Pet deposit and monthly pet rent required
- Restricted breeds include Pit Bull types, Rottweiler, Doberman, German Shepherd, Akita, Chow, Wolf Hybrid, and Mastiff breeds or mixes
Home Condition (Lot Rentals)
- Homes must meet community safety and appearance standards (age, skirting, tie-downs, etc.)
- All exterior changes require management approval
Deposits & Move-In
- Security deposit = 1 month’s rent (or state maximum)
- First month’s rent and deposit due before move-in
- Application fees are non-refundable
